Prepare the property before we arrive.

Beautiful, accurate media begins with a property that is fully ready at the scheduled start time. Complete cleaning, staging, repairs and final adjustments in advance so the appointment can remain focused on creating the agreed media.

ILP photographs the property as presented. Please have every requested space clean, staged, accessible and arranged exactly as it should appear before the appointment begins.

24–48 Hours Before

Finish the work before shoot day.

  • Complete cleaning, staging, repairs, landscaping and pool service.
  • Schedule cleaners, stagers, landscapers, contractors, movers, pest control and other vendors outside the media appointment.
  • Replace burned-out bulbs and correct obvious color mismatches where possible.
  • Clean mirrors, major windows and sliding glass, especially where glass frames an important view.
  • Confirm parking, gate, lockbox, elevator, guard and building access, including any HOA or venue permissions.
  • Remove valuables, medication, private documents, calendars, alarm details and anything that should not be photographed.

Interiors

Leave each room camera-ready.

  • Clear kitchen and bathroom counters, sinks, visible paperwork, cords, bins, toiletries, laundry and pet items.
  • Make beds, straighten linens and pillows, and close toilet lids.
  • Arrange furniture, décor and window coverings exactly as they should appear.
  • Set lights, lamps, fans, televisions and computer screens as you want them presented.
  • Unlock every requested room and identify closets, storage areas or private rooms that should be excluded.

Exteriors

Clear the property’s important views.

  • Remove vehicles from the driveway, frontage and important exterior view corridors.
  • Sweep entries, walkways, decks and lanais; arrange outdoor furniture and cushions.
  • Put away hoses, tools, ladders, toys, packages, bins and maintenance equipment.
  • Clean the pool and spa, then remove cleaners, covers, floating toys and visible service equipment.

People, Pets + Privacy

Plan for an empty property.

  • Owners, occupants and pets should be off the property for the full media appointment.
  • If a pet cannot leave, arrange in advance for it to remain securely contained in an area that will not be photographed or scanned.
  • Tell ILP in advance about spaces that must remain private or excluded.
  • For 3D capture, no one should remain on the property during scanning. Do not move furniture or objects once scanning begins.

Twilight, Aerial + 3D

Prepare for the media you ordered.

  • For twilight, test architectural, landscape, pool and water-feature lighting before the appointment.
  • For aerial work, disclose property, HOA, venue or site restrictions that could affect drone operation. ILP handles FAA and airspace requirements and makes the final flight-safety decision.
  • For Matterport and floor plans, make every included room and hallway accessible. Prepare garages, closets and storage areas only when they should be part of the model or plan.

If an area is not ready or accessible, ILP may photograph it as presented, omit it from coverage or arrange a return visit. Return visits and late schedule changes may involve an additional charge under the Real Estate Media Terms.
