Use the media with a clear license.

The commissioning client receives broad rights to market the photographed property while ILP retains copyright. This guide explains common situations; the accepted estimate, booking or project agreement controls when its terms differ.

Standard License

Built for the property’s campaign.

After payment, the commissioning client may use delivered media to market the specific property through MLS, listing portals, property websites, social media, email, brochures, open houses and property-specific advertising.

The commissioning client may also continue displaying the media as an example of a past transaction. The license is non-exclusive, property-specific and does not transfer to another agent or business.

Personal, noncommercial sharing with the commissioning client’s permission. Relisting, rental or business promotion requires authorization.

New listing agent

The license does not follow the property to a subsequent agent or brokerage.

Builder, architect, designer, stager or vendor

Separate license

Independent portfolio, advertising and business use are licensed directly by ILP.

Magazine, website or editorial publication

Separate authorization

Publication use should be cleared directly unless it was expressly included in the project agreement.

Formatting + Enhanced Media

Adapt the format without changing the truth.

Ordinary cropping, resizing, reformatting and permitted client branding are allowed when needed for licensed marketing and when the destination platform permits them.

Material changes—including generative object removal, virtual staging or alterations to property features—require written permission and must follow applicable MLS, brokerage and platform disclosure rules. The standard license does not include AI training, dataset creation or machine-learning development.
